Terms & Conditions
1. Contract of hire
All bookings are subject to these conditions and deemed to have been accepted
in full by the hirer and all the persons in the party upon completion
of the Booking Form.
2. Confirmation & Payment
A 30% deposit of the total cost is required when booking. Your booking
is only confirmed on receipt of your deposit and completed and signed
Booking Form. Deposits are non-refundable. Confirmation will be sent by
post/email stating the balance and due date. The full balance is due not
later than 10 weeks before the hire commencement date. A reminder will
not be sent. In the event that we do not receive the full balance by this
date, your booking will be cancelled and the villa re-let. A receipt will
be given after full clearance of your payment. If your booking is made
10 weeks or less before hire commencement date it must be accompanied
by full payment.
3. Payment Details
All payments are to be made by electronic transfer or cheque. We are unable
to accept credit cards. Details will be provided by separate email.
4. Damage to Property
Except in the case of normal wear and tear, the hirer will be responsible
for making good any damage to the villa, or its contents, which has occurred
due to negligence, wilful damage or irresponsible behaviour in the part
of those occupying the villa, or their guests. Such damages must be reported,
without delay, to our local representative or directly to the owner. The
hirer must pay for the cost of the repair or replacement. A refundable
Damage Retainer of €250 (£250) will be required for each booking
to cover any such damage or breakage. This Damage Retainer will also cover
failure to return keys and any exceptional cleaning that is required.
The Damage Retainer should be paid in cash on arrival, for which you will
receive a receipt. The Damage Retainer will be returned to you on departure
less any deductions as deemed necessary.
5. Cancellations
All cancellations by the hirer must be made in writing. If cancellation
is made 10 weeks or more prior to hire commencement date, the deposit
will be forfeited. If cancellation is less than 10 weeks before departure,
the full hire cost will be forfeit. In the event of cancellation by the
hirer, the hiring fee will only be refunded if the villa can be re-let.
In the rare circumstance of cancellation by the owner, all monies paid
will be refunded with no further claim against the owner.
6. Occupancy
Under no circumstances may more than 10 people occupy the villa, except
by prior written agreement from the owner. Only persons listed on the
Booking Form may occupy the villa. The villa may not be re-let/sublet
to any other group/party without the written approval of the owner. Any
alterations to your booking must be made in writing to the owner as soon
as possible. We regret that pets and large groups of all-male or all-female
bookings will not be accepted. Long-term winter lets are subject to negotiation.
7. Access to the property
The villa will be available for occupation from 16:00 hrs on the day of
arrival and must be vacated by 10:00 hrs on the day of departure. Booking
periods run from Saturday to Saturday unless otherwise agreed. In the
event that you arrive earlier on the day of arrival, it may be possible
for you to get access to the villa to leave your luggage there. The villa,
however, may still be being cleaned. Please advise the owner if you require
earlier access to the villa so any necessary arrangements can be made.
8. Rights of Access
The owner’s representative or their subcontractors have the right
of access to the property at any time with due regard to the convenience
of the hirer for the purpose of inspection of the property and to carry
out any essential repair or maintenance work.
9. What’s included?
The villa rental charge includes the following: the cost of all water,
electricity and gas consumed; bathroom towels and bed linen; weekly linen
and towel change.
10. What’s not included?
Pool or beach towels are not included. The villa rental does not include
any personal insurance, or transfer from/to the airport. All baggage and
personal possessions remain at all times and in all circumstances at your
risk. You are strongly advised to have full insurance to cover any such
items for loss or theft.
11. Additional charges
Heating for winter lets, may require a small supplement.
12. Hirer’s responsibility
The owners cannot be held responsible for any accident or injury caused
to any of the occupiers or visitors to the property. All such persons
are advised to take full medical and accident insurance to cover all eventualities.
The hirer is responsible for taking all reasonable care of the property
and its contents. The property and all equipment, utensils, furniture
etc. must be left clean and tidy at the end of the hire period. No items
must be removed from the villa during your stay. Towels may not be taken
to the beach. The hirer shall ensure that no member of the party engages
in any activity in or around the villa, swimming pool or gardens that
may cause offence to neighbours or is deemed to be unacceptable anti-social
behaviour. The hirer shall also ensure that the swimming pool water is
not polluted in any way and the filtration equipment is not tampered with.
Access to the pool is supervised and is not suitable for toddlers or non-swimmers
and the hirer and their party are responsible for taking all reasonable
care in the use of the pool. The owners do not guarantee the availability
of communal facilities. (Park Pool etc)
13. Community Rules
The community have produced a series of rules governing the use of the
pool and communal areas (e.g. opening times, acceptable behaviour, noise
etc) A copy of the rules are available in the villa, please familiarise
yourself with them on arrival.
14. Noise
Please remember that this is a family urbanisation and many people live
here all year so please respect noise levels. While no building work is
being carried out in the immediate vicinity of the Villa, building work
may be continuing in more distant areas of the urbanisation.
15. Keys
Detailed instructions for key collection and directions to the villa will
be sent after receipt of the final payment.
